Brooklyn, a quiet suburb between Paarden Eiland and Rugby, has homes below R900 000.
This is akin to Woodstock and Salt River before their respective regeneration.
Now only Brooklyn in Milnerton remains the last affordable suburb within 10 kilometres of Cape Town’s city centre.
According to Property24, the average home price is R899 000. Rates in the area are below R500 a month.
You can buy a flat in Brooklyn for less than R800 000. Modest homes sell for the same price.
Larger properties list for between R1.3 million and R1.6 million.
This makes Brooklyn 43% cheaper than Woodstock and 46% cheaper than Salt River.
But it’s also 65% cheaper than Paarden Eiland, its neighbour.
The industrial area is currently being made into a residential hub by a handful of developers.

If the slogan for real estate is “location, location, location,” Brooklyn embodies that.
Despite being modest, the suburb is within a 5-kilometre radius of your essentials.
The nearest gym, CityROCK, which closes at 10 pm on weekdays, is 4.7 kilometres away.
As far as coffee shops, you have the trendy Bootlegger within the suburb’s limits.
The greatest draw is Canal Walk.
A straight drive on Section Road, linking to the N1, puts you in the middle of Century Village.
As the suburb changes and more young working professionals move there, you can expect amenities within the suburb’s limits to increase.
